Our Luxury Villa with South Facing Heated Pool offers over 1900 sq 
ft of air conditioned living 
space, accommodating 6 people with ease. The villa comprises 
a “Great Room” (large lounge) with cathedral ceilings, three 
bedrooms (Master with en-suite shower room), two bathrooms, open 
plan kitchen with breakfast bar and dinning area, laundry room and 
large double garage.

The rear of the villa has a southerly aspect and overlooks the 
championship “Long Marsh Golf Course” separated from the 
golf course by a small lake which helps afford the villa its 
seclusion and privacy. 

To cater for the most discerning families the villa is furnished and 
equipped to a very high standard with many luxury features not 
normally found in other rental homes.

Great Room.
This spacious room comprises of 3-seater leather sofa, 2-seater 
leather love seat and leather armchair, 2 end tables with lamps, 
coffee table and sofa table. An entertainment unit houses a 34” 
satellite TV and DVD/CD surround sound system and VCR. 
Large patio doors lead out to the lanai and pool area.

Master Bedroom with En-suite.
The room boasts a king Size bed, armchair, 2 night stands with 
lamps, large dresser with mirror, walk-in closets, alarm clock, 
telephone, 19” satellite TV, en-suite shower room, twin vanity unit 
with mirror, hair dryer.
Large patio doors lead out to the pool area.

2nd Bedroom.
Comprising a Queen Size bed, 2 night stands with lamps, large 
dresser with mirror, fully fitted wardrobe, hair dryer, alarm clock, 
19” satellite TV.

3rd Bedroom. 
Comprising of 2 single beds, nightstand with lamp, large dresser 
with mirror, fully fitted wardrobe and alarm clock.

2nd Bathroom. 
Situated between the 2nd and 3rd bedroom comprising of WC, 
bath/shower, closet and vanity unit with mirror. This bathroom also 
acts as the pool bathroom with easy access from the pool deck.


Kitchen/Dining Area.
The kitchen is open plan and is fully equipped so as to cater for 
breakfast through to a gourmet dinner, with the dining area adjacent 
to the kitchen, overlooking the pool and deck.

Laundry Room.
Located off the kitchen it’s fully equipped to take care of all 
you’re cleaning and laundry needs. Washer, dryer, sink, steam iron 
and ironing board, bag less vacuum cleaner, mop & bucket, brooms etc.

Pool, Lanai and Deck area. 
The extended pool deck is fully screened and provides plenty of 
space for lazing in the sun, with its southerly rear aspect it 
affords the sunshine from dawn to dusk. It is fully equipped with 
quality poolside furniture including 4 sun loungers, poolside 
tables, a large table and chairs with seating for 6 people and a BBQ.

The 28’ x 14’ Roman style pool can be heated if required for those 
cooler months generally Oct thru May. (Sorry but due to the high 
costs involved an extra charge is payable).

The "lanai" is enclosed on 3 sides for added privacy offering shade 
and is equipped with a ceiling fan, speakers for piped music and 
houses the table and chairs.

BEACHES
The spectacular Gulf coast beaches of Englewood, Gasparilla and Boca 
Grande are within 15 – 20 minutes drive.

FISHING
This area is reportedly has some of the best fishing in the world; 
at Lemon Bay, Charlotte Harbour and the Gulf of Mexico. Boca Grande 
is said to be the "Tarpon Fishing Capital of the World," and 
fishermen around the globe drop in to the "World's Richest Tarpon 
Tournament," held early summer.

GOLF
There are 5 excellent golf courses within 5-10 minutes drive with 
great summer rates (May-Oct).

ROTONDA COMMUNITY PARK
The 32-acre Rotonda Community Park is located in the centre of 
Rotonda West and is within 10 minute walk of our villa. The park 
includes a multipurpose sports field, two tennis courts, a 40' x 40' 
picnic pavilion and restroom facilities. In addition, a bike path 
will snake its way through the park's nature preserve.
