The comforts of home are here AND we allow you to have your own 
guests (with the requirement that you notify us as to who they are, 
IN ADVANCE).
This is  2BR/BATH with 3 TV's, cable, DVD w/ DVD's, VCR w/tapes, 
CD/Stereo w/CD's, HIGH SPEED INTERNET WITH COMPUTER, cordless phone, 
books and attraction brochures,  newspaper(J-
F-M only), leather recliners, Queen sofa bed, dishwasher, new 
appliances, all kitchen equipment, washer/dryer, linens and towels, 
2 Queen beds and lanai with gas grill. The pool and jacuzzi are 
shared (located at the Clubhouses). 
 

This condo is a 2-3 minute walk to the North Clubhouse of King's 
Point. There are 2 Clubhouses that have indoor and outdoor heated 
and non-heated pools, sauna, hot tubs, wet bar and restuarant 
overlooking water, coffee bar, live theater with well known acts, 
tennis, billiards, state-of-the-art exercise facilities, bingo and 
cards rooms, library, shuffleboard, basketball, etc., etc.! All of 
these amenities are available to my guests. There are also optional 
golf and spa services for a fee. We are surrounded by golf courses, 
both private and public. I have the phone number of a company that 
rents golf carts,and brings them to you,  as well. 

Sun City Center is 8-10 minutes to Tampa Bay beaches, 30 to Gulf of 
Mexico beaches, 30 to Bradenton and St. Pete, 45 to Tampa, 
Clearwater, and Sarasota, and 1 hour to Orlando. Fishing and "yard 
sale"ing, flea marketing and antiquing abound. There are many 
museums and zoos/animal sanctuaries and viewing centers within an 
hour or so. Here on the West coast of Florida we are near 
everything, and never lack for things to do! 

Rates are based on stay: $795/week, $995/2 weeks, $1,145/3 weeks and 
$1,245/4 weeks (except January, February and March which are 
$1,995/month). There is a $300 damage deposit (REFUNDABLE), an 
application fee of $25, a $60 cleaning fee and 12% in short-term 
taxes based on the rental amount. We require a deposit of 1/2 the 
rental amount for any rental that is more than 1 month in the 
future. Payment in full is due for "last minute" rentals. We have a 
short term rental agreement that must be signed.  We do not issue  
refunds unless we are able to rebook. The owners are real estate
