The villa is built on the banks of one of Central Florida’s 554 
natural lakes, you may be lucky enough to meet some of the local wild 
life such as snapping turtles, armadillos, alligators or numerous 
bird life. It is situated within a quiet and peaceful residential 
area of 49 houses. 

Ideally situated 3 minutes from I 4 exit 58, our home offers you a 
great central location to access all the fun that Orlando has to 
offer. Disney, Universal, Sea world, the water parks, shopping malls 
& outlets and access to US 192 strip, (with numerous bars, 
restaurants and MORE shops) are only a short car hop away! 

Our 4 bedroom family villa was personally selected by us because of 
its’ quiet, private and peacefully location and its’ proximity to the 
prestigious Champions Gate area. The villa offers ample living and 
recreational space. This makes our home ideal for two families to 
share and split the cost – what a bargain and so much more 
comfortable than a pokey hotel room and a pool full of people! The 
optionally heated pool overlooks a tranquil natural lake, offering 
soothing, natural views enabling the guest to escape the stresses and 
strains of everyday living!!

Our villa was built in 2004 is beautifully furnished and is fully air 
conditioned throughout, with ceiling fans in all the bedrooms and family room. There 
are two master suites, with there own private bathrooms and two twin 
bedrooms share a further bathroom; and a fully screened 
private swimming pool, with mature planting around the pool screen.
And also a Bar-B-Q provided for those al fresco dining evenings!
The villa has a professionally monitored security system.

LIVING ROOM

This room comes with a comfortable arm chair and two sofas, one of 
which is a queen sleeper to accommodate extra guests.  The room is 
spacious and has patio doors that lead to the covered patio/lanai and 
pool.  
It is equipped with a large cable TV, a dvd player, a CD audio 
system and fast speed internet access.

DINING AREAS

The formal dining room has a large table with 6 chairs. We have a 
table and five chairs in the covered lania and there are bar stools 
at the breakfast bar too, to give you more choice of where you dine.

KITCHEN

The kitchen comes fully equipped with modern appliances, a full 
sized cooker and hob, built in microwave oven, dishwasher and a 
large fridge/freezer with ice making facilities.  
Smaller appliances include a kettle, toaster, blender, coffee 
maker, hand mixer and a juicer.  Crockery, cutlery, cooking utensils and a 
host of other kitchen gadgets are supplied to ensure that there is 
everything you need for your cooking and dining requirements.

LAUNDRY

There is a washing machine, tumble dryer, iron and ironing board, 
provided should you require it.
  
MASTER SUITES 

There are two master bedrooms with en-suite.  The first master 
bedroom has a beautiful queen sized bed, remote controlled cable
television, alarm clock radio and a ceiling fan.  This room has 
patio doors that lead you directly out onto the lanai and pool 
area.  There is a large walk in wardrobe providing you with all the 
space you need.  The en-suite has a large tub with shower over, 
vanity basin and toilet. All bed linen and towels are provided.

The second master bedroom has a queen bed, remote controlled cable
television, alarm clock radio and a large walk in wardrobe.

Hairdryers are supplied to both suites.

1st TWIN BEDROOM

Bedroom three has twin beds, walk in wardrobes, alarm clock radio and remote controlled 
cable TV.

2nd TWIN BEDROOM 

Bedroom four has twin beds, walk in wardrobes, alarm clock radio and remote controlled 
cable TV/DVD. 

The twin bedrooms are divided by a third bathroom with a vanity unit, hairdryer, 
and bath with overhead shower. 

All bedrooms have ceiling fans for your extra comfort.

THE POOL

Relax after an exhausting day at the parks in your very own private 
pool.  It is fully screened to keep out insects and reduce those 
strong UV rays and measures 24'x12'. A childrens safety screen and a chest full of pool toys is 
also provided. 
Pool heating is available at an extra cost and is recommended for the 
winter months.  Patio furniture is included, with recliners, chairs 
and a table, for all your al-fresco dining!  

MANAGEMENT COMPANY

You will have full access to our Management Company from the moment 
you arrive.  Any problems, just call and they will endeavour to help 
you out all they can.  

Less than 15 minutes drive away are the Walt Disney World theme 
parks. Universal Studios and SeaWorld are 20-25 minutes away. Busch 
Gardens is less than 60 minutes away and the Gulf and Atlantic coasts 
are less than 75 minutes drive.

A short 3 minute drive will take you to the exclusive Champions Gate 
area, where you will find a Publix supermarket, Chilis restaurant, 
Bank /ATM, together with other restaurants and shops. 

Golf Information: There are over 1200 golf courses in Florida state, 
many of championship standard; well over 200 of these are within easy 
driving distance from the villa. Champions Gate is the closest (on 
our doorstep, 3 minutes away)! Which has 2 first class National & 
International courses, designed by Gregg Norman and regarded as one 
of Americas top courses.

20% booking deposit payable on booking. 

Full payment required 8 weeks before departure.

A £150/$250 refundable security deposit is also required at the same 
time. This will be returned within 30 days of departure once 
management confirm no damage has occurred.
