LITTLE OASIS is a new (2004) cottage style home that is located in 
Old
Florida Village, a new Seaside type community in Santa Rosa Beach 
from which you can walk to beautiful white sand beaches or enjoy 
great discount shopping and endless summer time activities. There 
are miles of walking/bike paths and Santa Rosa Golf and Beach Club 
is just down the street. It has 1900 square feet of finished living 
area and will sleep 11. This non-smoking home is beautifully 
decorated in a West Indies motif with an emphasis on quality and 
comfort.

This cozy getaway boasts three bedrooms, three full bathrooms and a
tower room that doubles as a private sleeping area and a great
entertainment space for the kids with a twin over full bunk. The 
entire house is upgraded in many ways. From little things that you 
may not notice right away, like cove molding throughout, to the more 
obvious things, like the 16 inch tiles laid on the diagonal, this 
house was purposely designed and decorated with two things in mind - 
comfort and enjoyment. To that end, you’ll find thick pile carpet in 
the bedrooms, wrap around decks on both levels, and in the kitchen 
recessed lights, stainless steel appliances, granite counter tops 
and an oversized sink. In addition, there are four TVs, DVD players, 
a VCR and a stereo entertainment center. SPECIAL FEATURE: FAST 
ACCESS INTERNET CABLE.

The private community pool is just around the corner and the pristine
white sand beaches of the gulf coast are only a short walk (.3 mile 
or
about 700 steps). There are a multitude of great restaurants in the
area and Old Florida Village is just a 15 minute drive to one of the
largest discount outlet malls in the region. Outside summer concerts,
local art displays, golf, biking and hiking are just a few of the
entertainment options. The picturesque and charming communities of
Grayton Beach, Watercolor and Seaside are just a short distance away.

CANCELLATION POLICY
Security Deposit is due within 5 days of making reservation.  Full
rental amount + Cleaning, taxes, and pet fee if applicable is due 30
days prior to occupancy.
Cancellations must be made 90 days prior to arrival for refund of
deposit less the administration fee. If you book within 90 days of
your arrival date, you will have two weeks from the time you make the
reservation to cancel with a full refund of your deposit less the
administration fee. If you cancel after final payment has been made
and if we are able to re-rent the property, your rental fees and
deposit will be refunded less the administration fee of $25. 

REFUND/SEVERE WEATHER POLICY
Refunds will not be given for late arrivals or early departures. If
hurricanes or other extreme weather conditions occur the County
Emergency Management Offices of North West Florida in conjunction 
with
the National Weather Service may issue a mandatory evacuation notice.
Only at that time, will refunds be pro-rated from the time of your
departure. If no evacuation notice is issued by either of these
government agencies and you choose to leave before the end of your
reservation or to cancel because of the potential threatening 
weather,
neither refund nor compensation will be made.
