Our brand new luxurious 4 bedroom 3 bathroom golf home (sleeps up to 
8 people) is situated in the quiet, select, residential development 
of Hernando Oaks  on the outskirts of Brooksville. The villa is 
fully furnished and equipped for all your needs; and is very 
spacious with 1880 square feet of air conditioned living space.  To 
the rear the extensive screened deck with lounging area and private 
heated pool which overlooks the 4th fairway and green of the 
championship golf course Hernando Oaks.
Description
The spacious open plan living area consists of a large lounge with 
sliding doors which open out onto the pool deck, an alcove dining 
area with table and chairs.
The lounge contains two large sofas and a chair with ottoman, side 
tables and lamps, a large wide screen 42” plasma TV and DVD player. 
The fully equipped kitchen includes a large fridge/freezer with 
automatic ice-maker and chilled water dispenser, dishwasher, gas 
cooker, microwave, electric kettle, coffee maker, toaster, waste 
disposal etc. Kitchen nook has a table and chairs.  The laundry room 
has a washer, dryer, ironing board and iron.
The master suite has a king size  bed and has views overlooking the 
golf course and door leading to the pool area  with en-suite 
bathroom with twin vanity unit, large tub bath, large walk-in shower 
cubicle and separate toilet. The second bedroom, which has a queen 
sized bed and access to our Jack and Jill bathroom with vanity  
unit, bath with shower and toilet and our bedroom 3 is twin-bedded 
and shares the Jack and Jill bathroom with bedroom 2.  Bedroom 4 has 
a double bed and is situated at the front of the property and has 
it’s own bathroom with vanity unit and bath with shower and toilet.
The home is fully air conditioned with ceiling fans in all rooms. 
Cable television is provided in the lounge. There are 2 hairdryers, 
sufficient towels (including pool towels), bed linen, cooking 
utensils, glasses and crockery etc. to cater for all your needs. 
Telephones are located in the lounge and master bedroom.Free Wifi internet access available.
The screened pool deck overlooks the golf course and has sun 
loungers, patio table and chairs. The heated pool has lighting, deep 
end seating, waterfall feature and gradually slopes to the deep end 
which is 5ft deep at the maximum. The lanai - a covered area that 
provides shade and protection from the hot sun in the summer. A BBQ is available at the villa.
Safety features include smoke detectors and fire extinguisher. Child safety 
screen is provided around the pool area.
There is a large double garage with an electrically operated door.

Brooksville is a very pleasant town forty miles north of Tampa and 
seventy miles west of Orlando and fifteen miles east of the Gulf of 
Mexico. 
Brooksville is in one of the prettiest parts of Florida with gently 
rolling hills and amid numerous lakes and rivers which offer year 
around recreation to residents and visitors.
Brooksville offers the small town atmosphere that lots of people 
desire today, but is close enough to the large metro areas and the 
attractions of Disney and Orlando, plus Busch Gardens and what they 
offer to be an easy commute from the town.
On the outskirts of Brooksville is the Withlacoochee State Forest 
which offers thousands of acres of recreational opportunities 
including fishing, hunting, and motorcycling.
The beautiful Withlacoochee River offers camping, canoeing, and 
fishing along with outstanding bird watching and wildlife.
